Current York PA Real Estate FACTS
In the first 3 quarters of 2007, just in my school district(West York Area Schools)...
There were 386 residential listings. 244 of them sold with that being 63.21% sold. Avg. list price was $170,977 with an avg. sale price of $168,930. That is a sale to list price ratio of 98.80% with average days on the market at 48. All in all, that does not sound like the market you are hearing about on the news!! Are less homes selling? YES Are there as many qualified buyers? NO There is the reason! Most buyers until recently were sub prime(not real credit worthy) and should not have been buying homes anyway.
In the same time period of 2006 it goes like this...
422 listed, 311 sold, that is 73.30%. Avg. list price was $161,932 and avg sale price was $161,430 with that being 99.69%. Avg. days on the market was 41.
Are they different? YES Are they that different? NOT Really
